Targeting 9.00% Net IRR per annum, secured by UK residential assets

Why Perrin Court Capital?
The UK has a backlog of 4.3 million missing homes. Demand is rising, but supply is stalled. Perrin Court Capital bridges the gap, where banks cannot.
How our fund works
We provide sorely-needed funding to private developers where banks cannot, thanks to increased regulatory intervention and operating inefficiencies.First charge security: Your capital is secured by registered mortgages on real property.Short duration: 3-year closed-ended fund (with options).A proven strategy: Funding high-quality developers to convert undervalued stock into HMOs.
Meet the founders
Cain Mckinnon and Jonathan Sherman bring over 20 years of combined global experience in Real Estate Debt and Equity across the UK, US, and Australia. Previously leading growth at Bridgepark Capital, the pair oversaw the deployment of ~£150m across 182 transactions with zero capital losses, blending hands-on development expertise with institutional-grade underwriting.
Refurb, re-use, and upcycle
This widening gap has created significant pressure across the market, and meeting future needs will require delivering approximately 300,000 new homes every year for at least the next five years.
The UK government and local councils are at odds over national housing targets, causing delays in approvals. High affordability quotas make it impossible for national developers to deliver projects at scale.
Today, Permitted Development (PD) policy is creating strong conditions for developers to repurpose existing assets. Removing planning requirements makes adapting existing properties viable.
We are currently onboarding partners for the Q1 2026 drawdown. Reach out to secure your allocation now.
